The Homeownership Program provides down payment assistance to first-time homeowners who are qualified low-to-moderate income households wishing to purchase a home. Funding is provided in the form of a 20-year interest-free loan registered on title and up to 10% of the purchase price of the home.
To qualify for the program, applicants must be first-time homeowners or renting, be at least 18 years old, and fall under the following income limits, single individuals $118,600, couples/families $140,900. The applicant’s household must be eligible for a mortgage and the purchase price of the home must not exceed $705, 833. A home inspection is required for resale homes and is recommended for new builds. The home must be the sole and principal residence of the approved purchaser(s) for the duration of the loan period and be located within Haldimand or Norfolk counties. Applicants must also meet an asset limit policy that does not exceed $50, 000 (exemptions include but are not limited to owned vehicles per member of each household).
Applicants who have previously received federal and/or provincial funding to either purchase the home (AHP or IAH Homeownership component) or for repairs (Residential Rehabilitation Assistance Program (RRAP), IAH Ontario Renovates) are not eligible for Home Ownership funding.
Funding is available on a first-come, first-served basis until all funds have been exhausted. Therefore, down payment assistance may not be available to all eligible applicants.
